TenantPoint turns each report—submitted by the tenant through the portal or created by you directly—into a work order with a category, a priority, and a place for every update to live.

Assign a work order to internal staff or a vendor from your own contact list—TenantPoint doesn't hand it off to a marketplace or a third party you don't control.

Vendor estimates are recorded against the work order, and an estimate above your configured threshold requires your explicit approval with a written reason before it's accepted.

What TenantPoint doesn't do here yet

TenantPoint doesn't dispatch work to a vendor marketplace, track SMS conversations, or record a final invoiced cost separately from the accepted estimate—only what you record directly. It also doesn't ask a tenant to confirm work is complete; that judgment stays with you.

A vendor never gets their own login. The vendor directory is a reference list for who you call—not a system a vendor logs into.

Can tenants submit maintenance requests?

Yes. Tenants can report an issue through their own portal login—category, description, priority, access instructions, and photos—which creates a real work order for you to review.

Can owners create work orders themselves?

Yes. You can create a work order directly for anything a tenant didn't report, including common-area issues with no tenant attached.

Can work orders be assigned?

Yes, to internal staff or to a vendor from your own contact list. TenantPoint doesn't dispatch to an outside marketplace today.

Does TenantPoint track what a repair actually cost?

It tracks vendor estimates and which one you accepted. There isn't a separate field yet for the final invoiced amount if it differs from the estimate.

Does a vendor get their own login?

No. Vendors are a reference contact list—name, phone, category, notes. You coordinate with them the same way you do today; TenantPoint just keeps the record.

Can I require approval before an expensive repair is authorized?

Yes. Set a spending threshold, and any estimate above it requires an owner or admin to approve it with a written reason.
