What the numbers mean

Occupancy by area

Leased square footage divided by total rentable square footage, including vacant suites you’ve listed. Occupancy by unit count is shown alongside in the totals row.

Rent per square foot

Annual base rent divided by the suite’s area (and, in the summary, across all leased area). Recoveries are excluded so the figure is comparable lease to lease.

Not included

Percentage rent, free-rent periods, security deposits, and future rent steps beyond the escalation note. For a rent roll that updates itself from the lease, that’s the product.

Questions owners ask about rent rolls.

What is WALT?

Weighted average lease term: the average remaining term across your leases, weighted by each lease's annual rent, so a large tenant's expiration matters more than a kiosk's. Lenders and buyers use it to gauge income stability.

Should recoveries be on the rent roll?

Yes, as a separate column. CAM, tax, and insurance recoveries are real monthly billings to the tenant but aren't base rent; keeping them apart makes rent-per-square-foot comparable across properties and leases.

Is my rent roll uploaded anywhere?

No. It lives in your browser's localStorage on this device only, so you can come back to it. Download the CSV to keep a copy or share it. TenantPoint never sees what you enter here.

How is this different from the CSV template?

The template is a spreadsheet you fill in yourself. The generator calculates occupancy, rent per square foot, WALT, and near-term expirations as you type, and exports the finished roll. Use whichever fits how you work.
