Days occupied (inclusive of both the start and end date), divided by either the real days in that calendar month or a standardized 30-day month, times the daily rate.

Not included

CAM or other pass-through charges that may be prorated on a different basis than base rent, or a lease that specifies a different proration formula entirely.
