The best commercial property management software for small owners.
Nine tools, ordered by how well they fit an owner running a few commercial buildings rather than a management company. TenantPoint publishes this list and is on it; each entry says where the other tool is stronger, and nothing is estimated for a vendor that does not publish it.
How the list was made
Six things that separate commercial software from a commercial checkbox.
Commercial property management software has to read each lease’s own terms and reconcile CAM against them; most tools in this market were built for apartments first and priced per unit. These are the criteria behind the order below.
- Built for commercial leases: rent steps, CAM or NNN recoveries, option windows and insurance requirements, not a residential tool with a commercial checkbox
- CAM reconciliation inside the product, including how caps, pools and pro-rata shares are handled, rather than a spreadsheet export
- Lease terms read from the signed document and approved by a person before they bill anyone
- Published pricing, and whether it is per property or per unit; a per-unit price built for apartments penalizes a six-tenant center
- A free trial you can run on your own lease, or only a demo
- Minimums and contracts: unit floors, monthly minimums and annual agreements that a small portfolio cannot use

Sources Every competitor figure is read from that vendor's own pricing or feature page; the source note on each comparison page says when it was checked (September and October 2026). Pricing pages change; confirm current terms with the vendor before you rely on any figure for a purchase decision.
Before you shortlist
Six checks that save a bad year.
- Count your tenant spaces, not your doors. Per-unit pricing and unit minimums decide which of these tools you can even buy.
- Decide who owns the books. If QuickBooks stays, you want a property record that feeds it, not a second general ledger.
- Bring one real lease to every trial or demo and ask to see its rent step and CAM cap on screen.
- Ask for the list of what is not included. Percentage rent, e-signature, trust accounting and mobile apps are the usual gaps.
- Check who approves a charge. Software that bills tenants without a human step is a liability for a small owner.
- Read the vendor's pricing page yourself before you decide; every figure on this page carries the date it was checked.
Good to know
Questions small owners ask first.
What is the best commercial property management software for a small landlord?
It depends on what you need beside the lease. For an owner-operator running a few commercial buildings who wants published pricing, a free trial and CAM reconciliation on every plan, TenantPoint is built for exactly that. If you also manage for other owners, need a full general ledger, or run a mixed residential and commercial portfolio, Yardi Breeze, Buildium or Rent Manager fit better. The table above shows what each vendor publishes.
Is there free commercial property management software?
Among the tools on this page none advertises a free plan. TenantPoint offers a 21-day free trial without a credit card, Buildium a 14-day trial with sample data, and the others a demo. A spreadsheet plus QuickBooks is the usual zero-cost route and is on this list for that reason.
How much does commercial property management software cost?
Published prices on this page range from Buildium's Essential plan from $62 a month and TenantPoint's Owner plan at $99 a month for three properties, through Yardi Breeze's $2 per unit with a $200 monthly minimum and STRATAFOLIO's $160 to $230 a month billed annually for the first five units, to TenantPoint's Professional plan at $499 for thirty properties. AppFolio, Rent Manager and Re-Leased require a quote for commercial use.
Do I need commercial-specific software, or will residential software work?
Residential software is built around monthly rent, deposits and move-in and move-out cycles. Commercial rent comes from multi-year leases with scheduled steps, CAM or NNN pass-throughs reconciled every year, renewal options with notice windows and insurance requirements billed by share. If the tool cannot read those terms from the lease and reconcile CAM, you will keep a spreadsheet beside it.
Why is TenantPoint on its own list?
Because this page is written by TenantPoint, and leaving it out would be stranger than saying so. Every competitor fact is taken from that vendor's own pricing or feature page with the check date in the source note on its comparison page, each entry says where the other tool is stronger, and the ordering is our judgment of fit for a small commercial owner, not a measure of overall quality.
