Rent steps and the rent schedule
How scheduled increases apply by month, and how free-rent months handle CAM.
#How a step-up applies
The Rent schedule tab lists “Owner-confirmed rent steps”: an effective date, a monthly base rent, and the source page. A step that starts mid-month is charged by the day in the month it starts: the old rent for the days before the step, and the new rent from its effective date, each for its share of that month's days. From the next month on, the new rent applies in full.
With no schedule at all, the lease's flat base rent applies to every month in the lease term. Before commencement the monthly amount is zero. After expiration it's zero until you choose month-to-month or holdover, which bill from the day after the lease ended (see “When a lease ends”).
#Free-rent months and CAM
A $0 rent step abates base rent only, so CAM is still billed for those months. Each $0 row has a “CAM still owed” box, ticked by default. Untick it if the lease waives CAM for that period too.
#Rent due on the 29th to 31st
If rent is due on a day a short month doesn't have, it's due on that month's last day. Grace periods, late fees, and reminders all use that date.
