Setting up your first property
Choose real setup or a fictional demo, create your company and property, then review your first lease.
#Choose how to start
On your first visit, choose “Set up my company” to enter your own information, or “Explore a demo” to open fictional sample properties directly. The demo does not require you to fill out the real-company wizard. Do not add real leases or customer information to a demo workspace.
#Set up my company
Follow the wizard through your details, company, first property and spaces, alert preferences, and review. Check the summary before creating the workspace. You can go back to correct a step. Draft progress is saved with your onboarding state; wait for saving to finish before leaving. When you sign back into the same workspace, saved progress can resume. Unsaved changes are not guaranteed to survive a closed tab or failed connection.
After creation, upload a lease from Leases & onboarding. Home offers a setup task that opens “What's left in my setup”; the full checklist is not displayed over your dashboard and is hidden for demo properties. Recommended and optional tasks can be skipped and revisited later. You can also choose “Have us set it up” for assisted setup.
#Upload the lease PDF
Start from Leases & onboarding (“Upload lease PDF”) with the signed lease. TenantPoint reads the document and proposes the tenant, dates, base rent, rent steps, CAM basis, fees, and contact details. Nothing becomes an active tenant record yet.
#Verification is required, not optional
Every extracted field is shown for review before it can create or update a tenant, a charge, or a CAM rule. The AI reads quickly, but a commercial lease's numbers have real financial consequences, so a person confirms them first. Fields the system is unsure about are flagged, not guessed.
Once you approve, the lease becomes Verified and the rent roll and Collections use those confirmed terms. For explicit CAM pool allocation, separately confirm pool participation and its sharing basis; verifying a lease does not enroll it in every pool.
#Scanned or low-quality PDFs
A scanned lease with no selectable text works only when AI extraction is available. A plain text parse can't read a scanned image. If extraction fails, the document stays in a failed state instead of producing an empty or wrong tenant record.

These captures use controlled sample or internal demo records, not customer records. Available controls depend on your role, plan and account readiness.
